## Features

### New Client Model

In the past, the model for clients and other parties in RealDesk has had some key limitations:

- Unable to add more than two parties (buyers or sellers) to a deal
- Client and “partner” were added as one client record, and couldn’t be separated
- The other parties to a deal (buyers on a listing deal; sellers on a buying deal) were simply free-typed names, and thus we couldn’t add addresses, phone numbers, or bank accounts for them

Our new release solves all of these issues. You can now add as many clients as you want on a deal; each client is a separate record in our database; and “other parties” can now be added with full contact details, including bank accounts.

We’ve made this quite intuitive, but we also sent out communications to all users, including agents, in advance of the release. You can also watch the short video below to see how this works!

## Features

### Mentor Fees

Mentor fees are a way for brokerages to automatically pay certain agents (usually mentors or team leaders) a portion of the office commission from deals created by other agents. The split or deal fee is subdivided and the mentor fee is paid to the mentor directly, reducing the amount that goes to the brokerage itself.

For example, if the agent has a $10,000 commission and a 20% split (resulting in a $2,000 office commission), and the mentor fee is 10%, the mentor will receive $200 from the deal and the office retains the balance of $1,800.

When mentor fees are enabled for your office (contact RealDesk to enable this feature!), you will be able to configure them in Deduction Manager:

1. Create a deduction as you normally would
2. Enable the "Mentor Fee" checkbox
3. Select the percentage of the deduction allocated to the mentor fee
4. Optionally, you can add a second mentor and split the mentor fee between the two mentors
5. Save the deduction

When you create payments for a deal, the mentor payments will be created automatically.

In Agent Earnings / Financial Statistics, we have created an additional category "Other Income" to report these fees separately from "Gross Commission Income". However, on the T4A, this income will be combined with the agent's gross commission to report the total gross income.

## Improvements

### Update Condition Expiry Email Template

The condition expiry reminder email now provides additional information, including the deal number and property address.

## Bug Fixes

### Deduction / Expense Paid Dates Don't Backdate Correctly

Resolved an issue where, in some cases, if a realtor payment was backdated, the deductions or expenses would still display in Deduction Tracker / Expense Tracker with the date the payment was created.

### New and Improved Create Payments

The Create Payments workflow has been completely reworked and significantly improved! Some of the notable changes include:

- If you have already partially paid out a deal and click Create Payments again, it will only suggest the payments that haven't yet been created, rather than all payments
- Eliminated rounding errors that would sometimes lead to an ending balance of $0.01 in Commission Trust when multiple agents were sharing commission
- Improved auto-assignment of cheque numbers
- Can now select cheque (non-electronic) on all payment types
- You can now edit payment dates on each transaction, rather than only being able to use today's date
- RealDesk will no longer try to create an excess funds payment in cases where not all funds have been received
- On dual agency deals, outstanding expenses will only appear on the Selling Realtor payment, to prevent potential duplication of expense payments

## Improvements

### Withholding Payment Invoices

Invoices are now generated for withholding payments. You can access these by navigating to Send/Receive Payments on a deal and clicking the Actions button to the right of the payment.

### Deduction Tracker Status

Deduction Tracker now loads all deductions paid by default regardless of whether the deduction is currently active or inactive. You can still change this setting in the Filters section.

### Inhibit Reminder Date Notifications on Collapsed Deals

If a deal is collapsed or rescinded, its reminder date notifications and caledar events will no longer generate.

### TRS Fixes

Resolved a few issues in the Trade Record Sheet (TRS):

- Tax exempt deductions calculate properly in the Financial section
- Referrals display properly on double end and dual agency deals
- All sellers and buyers display correctly on the TRS even if a conveyance has not yet been generated for the deal

### Deduction Tracker Excel Export

The Amount, Tax, and Totals columns will now generate properly in Excel as "currency" data type.
